Disclaimer

CheckThru Inspections, established in 2025, is an independent property inspection service provider offering visual property assessments intended to assist clients in determining the general condition and viability of a property for their specific use case. Our services are limited to visual, non-invasive inspections performed for clients seeking to evaluate properties for purposes such as purchase, lease, or general assessment. Following each inspection, CheckThru Inspections prepares a written report summarizing the visual findings observed at the time of inspection. This report is strictly based on what is visible and accessible and does not constitute a technically exhaustive or invasive investigation.

The inspections conducted by CheckThru Inspections do not include destructive testing, invasive procedures, or any method requiring alteration or disturbance of the property. Our inspection is intended only to provide a general overview of the observable condition of the property. Clients are advised that our assessment is preliminary in nature, and where necessary, additional evaluation by specialized professionals may be required. Any defects discovered during or after such specialized inspections remain the responsibility of the client, and CheckThru Inspections shall not be liable for issues identified by any third-party specialist.

Our services are limited to assessing the cosmetic and general functional aspects of the property, and do not include evaluations relating to geologic or soil conditions, natural hazards such as landslides, tremors, wind, floods, or noise disturbances; air quality, mold presence, or related testing; heat exchanger or HVAC load analysis; electrical circuitry or code compliance; plumbing pressure tests, gas leakage tests, or venting analyses; underground utilities, septic systems, wells, or structural impediments; easements, covenants, zoning restrictions, suitability for specific uses, or regulatory compliance; structural integrity assessments, pest or insect evaluations; water leakage or drainage tests; roof or exterior waterproofing tests; land surveys, boundary verification, hazard assessments, insurance eligibility, or development potential; fire safety systems; or the grading, quality, or authenticity of fixtures, tiles, ceramics, or fittings. The inspection covers only the items specifically mentioned in the report, and solely for visible functional and safety observations. It does not determine compliance with statutory codes or regulations.

Clients should also note that the inspection report provided by CheckThru Inspections is intended solely for the client’s personal use for identifying and rectifying issues noted in the report. It may not be reproduced, distributed, or shared with third parties except to the extent necessary for addressing the repairs or rectifications recommended. The condition of the property captured in the report reflects only the visual findings on the specific date of inspection, as performed by CheckThru Inspections or its authorized agent. The report does not address or include any matter expressly excluded under this Disclaimer. It is not a judgment on the quality of construction, the reputation of the builder, or any third party associated with the property. Rather, it is a factual, good-faith account of observations made at the time of inspection.

CheckThru Inspections does not warrant or guarantee the completeness, accuracy, or long-term reliability of the findings contained in the report. The report should not be treated as a certification, guarantee, or warranty of any existing or future condition of the property. It serves only as a visual aid for the client and must not be relied upon as a comprehensive technical evaluation. The client acknowledges that the report is the intellectual property of CheckThru Inspections, prepared solely for the purpose of identifying visible snags or issues during the inspection. Any fee paid by the client covers only the inspection and the preparation of the associated report.

Client reliance on the report does not create any liability against CheckThru Inspections, whether direct, indirect, consequential, financial, or special, beyond what is expressly permitted in this Disclaimer. While every effort is made to identify visible issues during the inspection, CheckThru Inspections shall not be responsible for defects that were concealed, not apparent, obstructed from view, or that may arise at a future date. No indemnification, warranty, or assurance is provided regarding the future performance, stability, or functionality of any system or component within the property. CheckThru Inspections does not accept liability for undetected issues or conditions that were not visible during the inspection process.

The maximum liability of CheckThru Inspections, in connection with the inspection and findings contained in the report, shall be strictly limited to the inspection fee paid by the client and only with respect to the specific services provided as documented in the report. Because CheckThru Inspections operates as an independent third-party consultant, the report may not be used for any public dissemination, including social media, online forums, or any purpose beyond those explicitly stated in this Disclaimer. Any unauthorized use, reproduction, distribution, or sharing of the report—whether in full or in part—is strictly prohibited. The client agrees to indemnify and hold harmless CheckThru Inspections from any third-party claims resulting from the client’s misuse, unauthorized use, or improper sharing of the report.
